We decided it was finally time to pull the trigger leave our little starter home behind. I was a little apprehensive to hiring a realtor - I figured with a little Googling and researching, I could navigate the paperwork morass on my own, and I figured my wife could stage the home effectively, and we could get it listed on Zillow, Craigslist, and the like. Further, we were going to start looking at homes - and we did. We attended some open houses, and while doing so, I was already getting flashbacks of the stress to when I bought my first home (A FSBO for which I overpaid at the height of the real estate bubble). I had also recently sold my company, and in the sale process for it, my lawyer easily paid for himself throughout the course of the sale process. There is tremendous value and peace of mind that comes with having a *professional* in your corner who specializes in certain kinds of transactions, one you can lean on for advice. So we decided that it would be best to hire someone who knows what they're doing in real estate, and as a perk, gain access to the MLS system to get first dibs on the fresh meat that comes to the market. Kevin had been sending mailers to our house for near a decade, regularly highlighting nearby homes that he had sold. From his photo, he seemed friendly, and given that his mailers had been coming basically since we moved in, he must be doing something right - if you're not selling, you can't afford to stick around. So we hired Kevin and began the process of searching for a new home in ernest, while prepping our old house for sale. At the end of the day, we got a fantastic house, and we would not have gotten it without the key ingredients: Access to the MLS system, Kevin's promptness with answering questions day or night via every communication medium short of carrier-pigeon, and overall his knowledge and honesty in the market (such as calling out shortcomings in properties we didn't have the expertise to recognize, but once called out were obvious). Finally, Kevin's recognition of urgency in the house we bought: This house is underpriced, they could probably ask $25k more for it. If you're deciding on putting in an offer, it will have to be fast. Our offer was accepted, and sure enough, it appraised at $25k above asking price. Kevin's instinct was spot on. Kevin had instant access to contacts as needed: Electricians, Carpenters, Inspectors who all went above and beyond. After moving into our new home, it was time to deal with the old home. Kevin brought in a stager who recommended some paint colors (for us to take care of), and they staged the home beautifully. Ultimately, our old home was on the market for all of 4 days before we had accepted an offer for full price. Overall, I can't recommend Kevin enough. He was Johnny-on-the-spot every time we needed him, gave excellent advice, and at the end of it all, we have a new house that fits our family perfectly. Buying and selling a home are some of the most important and long-lasting decisions you can make in your life. Don't go it alone just to save a few bucks. No amount of HGTV can prepare you for it. Hire a professional to guide you through that process. Kevin was our professional, and we give him the absolute highest marks we can.
